Chapter 01

TPO, modified bitumen, or tar-asphalt-gravel: the building argues the case

On a low-slope roof the system is not really a style choice, it is an argument your building already made before we showed up. TPO is a heat-welded single-ply membrane, light, reflective, and the right call on a straightforward flat deck with standard rooftop equipment loads. Modified bitumen is heavier and more forgiving of foot traffic and equipment, which makes it the better answer on a roof serviced constantly by HVAC crews.

Tar, asphalt and gravel is the older built-up system, and we still install it on new roofing systems where the structure and the budget call for that mass and redundancy over the membrane alternatives. Which one is right depends on the deck, the drainage slope, the rooftop load, and how the building actually gets used day to day, not on which system happened to be on the last job.

Ponding, seam failure, and the maintenance interval that keeps a warranty alive

Low-slope roofs fail at two places almost every time: standing water that never made it to a drain, and a seam that let go under thermal movement. Ponding water is not cosmetic. It adds dead weight, degrades the membrane faster than sun exposure alone, and finds the one seam on the roof that was installed a half-inch short.

Every manufacturer warranty on a commercial membrane roof has a maintenance interval written into it, and skipping it is the single most common reason a warranty claim gets denied years later. We put roof maintenance and roof repairs on a schedule specifically so that interval never lapses, and so a small seam or flashing issue gets caught on an inspection instead of during a leak.

Working a live building without costing your tenants a trading day

An occupied restaurant, warehouse or multi-family property does not get to close for a roof job, and we do not plan one as though it could. Tear-off gets staged in sections with the building dried in at the end of every work day, not left open overnight on a working roof. Noisy or disruptive work gets sequenced for nights and weekends where the tenant mix calls for it.
