Chapter 01

Waterproofing gets matched to the roof, not picked off a price list

A condo building, apartment building, warehouse, restaurant or other commercial property do not fail the same way, because they aren't built the same way. A low-slope membrane over a warehouse deck deals with standing water and rooftop equipment; a restaurant roof takes grease-laden exhaust and higher deck temperatures; a condo roof is closer to a house roof, just bigger. We specify the waterproofing system for the structure it's actually going onto, not the one that's easiest to bid.

That match matters more once the building has tenants in it. A waterproofing system fighting the wrong exposure fails first at the seams and the penetrations, which is exactly where a leak does the most damage to the space underneath.

Tenant improvements: from a new cabinet run to changing the whole layout

Most of what we do inside an occupied commercial building is smaller than people expect: new cabinetry, a restroom upgrade, a wall moved to turn one office into two. We also do the other end of it, full demolition and a layout change down to the studs and back up as something different, which is what the dental practice build-out in our own job photos was. We employ some of the finest architects, designers, engineers and builders around for the projects that need that level of planning before a single wall comes down.

Either way, the sequencing is the same discipline: know what stays, know what goes, and don't open more of the building than the job requires.

Hardscaping and parking are the building's first impression

A tenant improvement finished perfectly inside a building that's hard to park at, or whose entrance walk has heaved and cracked, undersells the work behind the front door. Hardscaping and parking-area circulation are part of how a commercial property reads before anyone gets inside it, and we treat that site work as part of the same project rather than something for someone else to handle later.
